How big does a simulator bay need to be?
As big as the simulator maker says, for that model. Trackman lists a ceiling of 3.0 m (10 ft) or more and a room width of 4.6 m (15 ft) or more for both its iO and Trackman 4 units; the iO wants 3.0 m from screen to ball, and the Trackman 4 wants 5.5 m (18 ft) or more from screen to unit. TruGolf gives 9 feet as the minimum ceiling and 12 to 16 feet wide by 15 to 20 feet deep as ideal.
Why does the ceiling height decide the unit?
Because it cannot be changed later. A bay can be made wider or deeper by moving a wall; a low ceiling, or a beam or duct in the swing path, cannot be fixed by a fit-out. Measure the clear height under the lowest beam, duct and sprinkler line in each bay before signing the lease.
Does a golf studio need a change of use?
Often. A unit last used as a store or office becomes a recreation use, and municipalities check that against zoning: Mississauga and Oakville issue a Zoning Certificate of Occupancy for a new business in a unit. The construction also needs a building permit; Hamilton's route starts with its small-business permit guidance.
What goes into a bay besides the screen?
Power and data for the projector, computer and launch monitor at the positions the supplier specifies, blocking in the ceiling for mounts, impact padding and netting on the walls around the screen, and lighting that does not wash out the projection. Sound between bays and neighbours is worth settling with the landlord early.
What should a studio send to get the build priced?
The simulator model for each bay and its install drawings, the number of bays, the unit's drawings or a measured plan with ceiling heights, the landlord's criteria and any bar or lounge area. Most studios are tenant improvements; a lounge with food brings in the restaurant requirements, and general contracting explains who runs the job.
